We also are brought into regional and community banks to help facilitate or joint venture on the sale of commercial and residential portfolio’s held by those Banks, other Lenders, and also Mortgage Servicers.
There is a single benefit we provide to each party in these transactions:
- Banks: facilitating direct capital investments to banks in distress;
- Asset Sellers – facilitating direct asset purchase of distressed commercial properties including bulk bank REO portfolios;
- Asset Buyers – facilitating direct and possibly the co-investment of distressed commercial properties including bulk bank REO portfolios with our Buyers and/or Capital Sources.
Our strict qualification protocols for engaging with banks, sellers, buyers, and even our capital sources ensures a fluid process to quickly close deals in a win/win scenario for all parties.
For example, to qualify with ICP Financial, Capital Sources & Investor Buyers are required to provide verification of funds, bio information, confidentiality agreements and of course, their exact investment requirements.
Furthermore, when it comes to sellers of distressed property, ICP Financial does not “shop around” packages. We treat our Seller sources with the same level of professional standards and white glove service that has become the cornerstone of our lending business.
For example, Sellers information is never provided to any buyer without first having them approved by the seller. And we only engage with Sellers on assets where we as a Firm have a direct investment interest, or if we have a Capital Source or Buyer the asset would be a fit for.

Nationwide Transaction Criteria We aim to deal in:
- Banks with $200MM to $5 Billion in Assets;
- Single commercial real estate assets in distress above $10 Million;
- Residential portfolio’s with a UPB or REO acquisition price above $10 Million.
In addition, the majority of our asset sales are completed by our Asset Purchasing & Bank Investment Group can be completed within 21 days of introduction.
This means that sellers such as banks, can efficiently clear their balance sheets of troubled assets, and refocus their efforts toward capital growth and revenue generating operations.
And, these portfolios are only presented to buyers whose criteria and area of expertise are most closely aligned with the portfolio and sellers requirements.
